Buying a Home in a City You've Never Lived In
You have a start date, a moving truck reserved, and a spreadsheet of listings you have never seen in person. Every neighborhood name is a guess. You do not know which streets flood, which schools feed into which middle schools, or whether a commute that looks fine on a map is really forty minutes of I-540 traffic. The Triangle market will not wait. Homes in Heritage, Wakefield, and Granite Falls often go under contract within days, and a buyer who can only fly in once does not get the same shot as someone local. That does not mean rushing into a house sight unseen. It means having someone local do the legwork before you land.
- Researching neighborhoods from a spreadsheet, not a map you trust
- Worried a home sells before you can fly in to see it
- Coordinating a home sale in one state while buying in another
- Unsure which Triangle suburb fits your commute and schools
- Only one or two trips budgeted before the truck is loaded
Relocation Real Estate Services in Raleigh: What to Expect
Relocation real estate is buyer representation done for someone who cannot simply drive around on a Saturday and look at houses. Gorman Residential assigns every relocating buyer to Aimee Gutekunst, our dedicated Buyer and Relocation Specialist, who works the discovery call, the neighborhood shortlist, and the offer strategy as one continuous thread instead of handing you between agents. You should expect a real conversation before you see a single listing: where you are moving from, your must-haves, your timeline, and how many trips you can realistically make to Raleigh before closing.
What's Included in Our Relocation Service
- A relocation discovery call with Aimee to map your timeline, budget, and non-negotiables before any home search begins

- Pre-approval coordination with lenders who work Triangle relocation files regularly

- Mail-away closing coordination, including notary scheduling and document routing with your title company
Coordinating a Sale in Another State
If you still need to sell before you buy, we build your Raleigh offer timeline around that sale instead of ignoring it. We are not licensed to list your current home outside North Carolina, but we coordinate closing dates directly with your listing agent there so you are not carrying two mortgages or scrambling for a rental gap.

Aimee and Suzanne have been exemplary in every way! They anticipated all of my needs and questions as I made this move from Texas to NC to be closer to my kids. Aimee and I began this journey last March and she has been there for me from deciding to build, through selection and the building process to completion at closing. The follow up has been consistent and genuinely compassionate to help make me feel at home in my new environment. I would recommend Gorman Residential Services without hesitation to anyone interested in relocating.Posted on Google![]()

We met Aimee Gutekunst at an open house shortly after moving to NC from NJ. She was easy to connect with as there was no pressure applied, she was easy to chat with and immediately seemed to understand some of our priorities. When we decided to actively search for our home, we reached back out to her. We interviewed several realtors and decided we wanted to work with Aimee. During our searching, she was attentive to our priorities, proactive in identifying options, easy to communicate with and supportive in our decisions. We would highly recommend her to others. ~Lynne and Rich RiderPosted on Google![]()

We moved to Raleigh last year and was recommended Chris specifically and Gorman Residential by a contact; and we are so thankful for that recommendation. Chris and his team, with Suzanne especially have been amazing. Chris provided a thorough introductory call that educated us on the process and his openness and eye for detail was one of the key reasons for choosing them. We were new to the area so his knowledge of neighborhood's and his ability to really listen to our needs meant that when he shared a specific house we knew it was worth serious consideration. He really became a trusted advisor and when we did find 'the house' he checked it out thoroughly for us. We saw a lot of properties and Suzanne was especially helpful on random weekends and times. When we finally put in the offer he gave great advice on the offer. What we hadn't expected was all the help with closing, advice on contractors and such an efficient and smooth process. This help has continued past closing and I am grateful how they go above and beyond! Couldn't recommend Gorman Residential highly enough.Posted on Google![]()

We worked with Aimee and she was so great through the whole process. She really takes her time to make sure you not only know what to expect throughout the whole process, but that you fully understand everything. Aimee was always on time, patient, and so kind. She did whatever she could to make sure we were armed with all the information available and supported us throughout the process. After we moved in, Aimee still followed up to see how we were enjoying our new home. She truly cares about all of her clients, wanting the best for them and always acting in the best interest of them as well. We’d recommend Aimee every time!

How Much Does a Relocation Real Estate Agent Cost in Raleigh?
Your relocation discovery call, neighborhood matching, live video tours, and offer negotiation carry no upfront cost to you. Buyer agent compensation in North Carolina is negotiable and typically requested from the seller as part of your purchase offer, not billed to you directly. Before your first showing, North Carolina requires a signed buyer agreement that spells out exactly how compensation works, so nothing is left vague once you are under contract. Aimee will walk through your options on the discovery call, before you see a single listing.

Relocation Real Estate FAQ
Where are the best places to live near Raleigh if I'm relocating?
It depends on your commute and schools. Most of our relocation clients land in Wake Forest — Heritage, Wakefield, Holding Village, Traditions, Granite Falls, Hasentree — 25 to 35 minutes from downtown Raleigh and RTP.
How does the cost of living in Raleigh compare to where I'm moving from?
Most people relocating from the Northeast, California, or South Florida find their housing dollar goes further here. We build your Raleigh price range around your equity, your new salary, and Wake County property taxes before you tour.
Can I buy a home in Raleigh sight unseen, before I move?
Yes. Many of our relocation clients buy without walking the house. We tour on your behalf with narrated and live video, attend the inspection and appraisal, and close by mail-away or power of attorney.
How much does it cost to work with a relocation real estate agent in Raleigh?
Nothing upfront. Consultations, neighborhood briefings, and video tours are free. Buyer agent compensation is negotiated and disclosed in writing before we tour any home — often covered in part by the seller.
How long does it take to relocate to Raleigh and buy a home?
Most relocation clients go from first call to closing in 45 to 75 days. If you’re pre-approved and decide from video tours, we’ve closed in under 40. Your lender’s timeline is the usual variable.
How far is Wake Forest from Raleigh and Research Triangle Park?
About 20 miles north of downtown Raleigh — roughly 30 minutes outside rush hour — and 35 to 45 minutes from RTP. We’ll drive your commute at the hour you’d drive it and send footage.
Do you work with corporate relocation packages and military PCS moves?
Yes. We work with corporate relocation departments, third-party relocation management companies, and families on PCS orders with hard report dates. Send us your package and we’ll tell you what it covers.
